WHY DO YOU HAVE A WEBSITE?
WHY DO YOU HAVE A WEBSITE?
Over 90% of buyers use the internet to research real estate before ever contacting an agent. That's why.
But, is your website actually working for you, or just sitting there waiting, hoping that somebody will wander by?
Your website should be a mirror image of your sales force. It should answer questions, educate buyers, introduce new options and highlight your offerings. It should reach out and encourage interaction, reinforce your branding, strengthen your online presence and keep your customer engaged. It is something you should be proud of, something you should rely on. Your website should be the hub of all your marketing efforts, but, most importantly, it should make you more money than it costs you.
So, how does one gauge the performance of their website? Click throughs? Site visits? Confusing analytic reports or spreadsheets? Nope. Do you use those when evaluating your other staff members? Of course not, you pay attention to the way they interact with customers, how much business they bring into the office, how closely they represent your company values and your mission statement.
The simplest way to evaluate the strength of your website, is to pretend you are a buyer, sit down in front of a computer and go to your website. Ask yourself these 10 Questions.
When you click on your home page, does it look like you? Your website should be consistent with all of your branding. Your logo, your color scheme and your content should all represent your company. You want people to recognize your name, your signs, and your business card. It doesn’t cost any more to make them all match.
Do you introduce yourself and your staff, and make me like you? Successful brokers know the key to being successful in the ranch brokerage industry is developing great connections with their clients. Do your broker profiles represent the actual person? Do they reach out and say, “Hey, I would love to meet you?” Go ahead and highlight their business strengths and assets, but give them a little bit more about the actual individual. And, please, use a friendly picture, save the boring, stuffed shirt photos for lawyers and accountants.
Do you highlight your services and offerings? Let clients know about what you do. Let them know why you are the best option for their needs. Showcase all your skills.
How long does it take you to find what you are looking for? Regardless of what “web guru,” tells you that you want people to click through as many pages as possible to increase your statistics, do not listen. Buyers want to look at the property options they want to look at. Take them there immediately.
Can you easily locate a phone number? Your phone number should be visible from every single page of your website. Make it simple for your buyer to call you.
Can you email a request for information? You should have an email contact form on your website. Fill it out. Use a different name and email address and see how long it takes somebody to respond to you.
Are there lots of pictures and information about your properties? People get bored with too much wording. Keep them entertained with lots of high quality pictures. Keep your text informative, but short. Use more bullet points than paragraphs.
Do you have an interactive map feature on your site? Interactive maps are a simple and effective tool which allow your customer to easily identify properties they might be interested in.
Are you required to sign in or look at advertisements before finding what you need? Gathering information about visitors is nice. It gives you the ability to contact them if they don’t contact you. But, if they are not ready to be contacted, it is much easier to click out of your site, and go to the next guy’s site to get the information they want. They will end up calling him when they are interested. You will be stuck calling the maybes.
Are you proud of what you are looking at? When somebody walks into your office, you shake their hand. You offer them coffee. You make them feel happy and at ease. You answer all their questions and you do your best to satisfy their needs. Your website should do the same thing.
